What Should You Check Outside Your New-Build Home After Heavy Rain?

If it's just stopped raining, walk around the outside of your home. Check the gutters and downpipes for drips, overflows or staining. Look at external walls for unusually dark or persistently wet patches, particularly beneath joints and pipe runs. Check gullies and drainage points for backed-up or slow-moving water. Look at paths, patios and driveways for water pooling or heading in the wrong direction. And check the garden for standing water, especially anywhere close to the building.
None of this means something has gone wrong. But heavy rain is one of the few times you can actually see how a new-build home is handling water, and that's useful information you simply can't get on a dry day. New build drainage problems, when they exist, tend to reveal themselves in exactly this kind of weather, so it's worth taking ten minutes to look properly while the evidence is still there.
Why is heavy rain a useful time to inspect a new-build home?
A dry inspection can only tell you so much. Gutters that look fine can still be dripping at a joint under load. A patio that looks perfectly flat can still be directing water towards your back door. Ground that looks reasonably level can still have a low spot that collects water every time it rains.
Rainfall puts the whole system under real pressure, briefly, and shows you what actually happens rather than what should happen on paper. That's exactly why it's worth a careful look shortly after a downpour, rather than waiting until you happen to notice a problem weeks later when the ground has dried out and the evidence has gone.
One caveat: don't do this during genuinely dangerous weather. Wait until it's safe to be outside, and stay off ladders and roofs. Everything below can be checked comfortably from ground level.
What should you check after heavy rain?
Gutters and gutter joints
From ground level, look along the length of each gutter run for:
water dripping steadily from a joint or union, rather than just settling drips as things finish draining
water visibly overflowing the front or back of the gutter during or just after rain
staining or algae streaks on the wall or fascia below a particular section
obvious sagging, or a section that looks out of line with the rest of the run
debris sitting in the gutter where you can see it safely from the ground
Don't climb a ladder to inspect gutters or roof-level guttering yourself. If you spot something that needs a closer look, that's a job for a professional with the right access equipment.
Downpipes
Downpipes are worth checking at both ends of their run. Look for:
fixings that look loose, missing, or as if the pipe has pulled slightly away from the wall
water escaping at a joint rather than travelling the full length of the pipe
staining that tracks down the wall from a joint
how the pipe discharges at the bottom, and whether water is pooling or splashing against the wall as a result
staining or a worn patch on the ground immediately below the outlet
Drainage arrangements vary between properties, so a downpipe discharging into a gully isn't necessarily wrong just because a neighbouring property discharges differently. What matters is whether water is being carried away cleanly, or whether it's collecting somewhere it shouldn't.

External walls
Check the walls for:
patches that are noticeably darker or staying wet for longer than the surrounding brickwork or render
staining that runs in a line, often below a gutter joint, downpipe or window
water tracking around door and window openings
the general difference between ordinary wet-weather colour change across a whole wall and a persistent, localised patch that doesn't dry out at the same rate as everything around it
Brickwork and render getting wet in the rain is completely normal and isn't, by itself, evidence of anything. What's worth noting is a specific patch that behaves differently to the rest of the wall, especially if it reappears in the same spot after subsequent rainfall.
Gullies and drainage points
Look at any visible gullies for:
water backing up rather than draining away
an obvious blockage, such as debris sitting across the grating
water flowing away noticeably more slowly than at other gullies on the property
a downpipe that appears to be missing its intended connection point
Don't lift covers or attempt to dismantle any part of the drainage system yourself. If a gully looks blocked or isn't draining, that's something to report rather than fix.
Paths, patios and driveways
Hard surfaces should generally shed water rather than hold onto it. Worth checking:
significant ponding that sits for a noticeable period after rain has stopped
water flowing towards the building rather than away from it
local dips or depressions where water repeatedly collects
water sitting against a threshold, door, or the base of a wall
whether the same areas puddle every time it rains, rather than only during unusually heavy downpours
A small amount of surface water immediately after intense rain, particularly on a still-settling new development, isn't automatically a problem. Recurring ponding in the same spot after ordinary rainfall is more worth flagging.
Garden drainage and levels
In the garden, look for:
areas that stay waterlogged well after the rain has stopped
substantial standing water rather than a light sheen on the surface
water flowing towards the house rather than away from it
obvious low spots relative to the rest of the garden and the building
whether it happens after most rainfall, or only in exceptional conditions
How quickly water should disappear depends on soil type, ground saturation, landscaping and the drainage design for that particular plot, so there's no single figure that applies to every garden. What's genuinely useful is tracking whether the same area floods repeatedly under normal conditions, because that pattern is far more informative than any one wet afternoon.
Around doors, thresholds and other openings
Finally, check thresholds and other openings for:
water collecting or pooling right against the doorway
any visible sign of water having come inside, such as staining on internal flooring near the door
drainage channels, where fitted, and whether they appear to be doing their job
whether the surrounding paving or ground is directing water towards the opening rather than away from it
Is standing water normal around a new-build home?
Sometimes, yes, at least temporarily. Newly landscaped gardens often haven't fully settled, subsoil can still be compacting, and intense rainfall can outpace even a well-designed drainage system for a short period. Rainfall intensity, existing ground saturation, soil type, landscaping and the drainage design all affect how a plot behaves during and immediately after a downpour.
What matters more than any single wet day is the pattern. Water that clears within a reasonable time and doesn't return until the next heavy downpour is a different situation to water that sits in the same spot, at the same intensity of rain, time after time. The specific location matters too: standing water in the middle of a lawn is a different conversation to water repeatedly collecting against the house, blocking access to a door, or sitting on a path you need to use regularly. Recurring, persistent, or building-adjacent standing water is generally more worth investigating than an isolated puddle after an unusually heavy storm.

Why new-build gardens waterlog more than established ones
A waterlogged new-build garden is one of the most commonly reported new build drainage problems, and there are usually one or two identifiable causes behind it rather than anything mysterious.
The most frequent are:
Shallow topsoil over compacted clay subsoil. Turf is often laid quickly at the end of a build, sometimes over subsoil that hasn't been properly prepared. Clay-rich subsoil drains slowly on its own, and a thin layer of topsoil on top of it doesn't give rainwater anywhere to go.
Soil compaction from construction traffic. Heavy machinery moving across a garden during the build compacts the ground beneath it, closing up the pore spaces that would otherwise let water soak away. The surface can look perfectly reasonable while the layer underneath is effectively a barrier.
Downpipes or drains discharging onto the garden. Rainwater goods that empty straight onto soft landscaping, rather than into a proper drainage point, can overwhelm a small area faster than it can absorb water.
Local low spots or levels that fall towards the house. Even a shallow dip, or ground that slopes the wrong way, will collect water in the same place every time it rains.
NHBC's technical standards, which most UK new-build warranty providers work to, address this directly. They set out that waterlogging within roughly 3 metres of the home should be prevented through appropriate soil selection, and that garden areas compacted during construction should have the subsoil decompacted to a reasonable depth, with a suitable thickness of topsoil laid on top, so that the ground can absorb rainfall properly rather than simply holding onto it. Where preparation alone isn't sufficient, additional drainage measures such as land drains or soakaways are the standard approach to moving water away from the affected area.
None of this means every damp lawn is being built incorrectly, and identifying the precise cause on your own plot isn't something you can usually do from the surface. But if your garden is waterlogging repeatedly after normal rainfall, particularly close to the house, it's a recognised enough issue that it's well worth documenting and raising, rather than assuming it will simply resolve itself.
What evidence should you collect?
If you do spot something worth flagging, a bit of structure now saves a lot of back-and-forth later. Useful evidence includes:
a wide photo showing where the issue is in relation to the house
a close-up photo of the specific problem, such as the drip, stain or pooling water
photos taken during or shortly after rainfall where it's safe to do so
repeat photos over subsequent rain events, so you can show whether it's a one-off or a pattern
the date and roughly what time you noticed it
a short, factual description of what you observed, without speculating on the cause
a record of anything you've already reported and any reply you received

When should you contact your developer?
It's generally sensible to raise something when you're seeing:
standing water that keeps recurring in the same spot after ordinary rainfall
gutters or downpipes that are overflowing or leaking rather than just draining normally
clear signs of water getting into the building
damp staining on external walls that keeps reappearing in the same place
water consistently flowing towards the building rather than away from it
drainage that backs up or drains noticeably slowly
any damage that seems to be linked to water
When you do raise it, keep the report factual: what you saw, where, and when, backed up by your photos. That's generally more productive than a report built around a conclusion about what's causing it, which is something your developer or their contractor will need to establish anyway.
What if the developer says it is normal?
Sometimes that answer will be right. Sometimes it won't be the full picture. Either way, it's reasonable to ask a few follow-up questions:
what behaviour is actually expected in that location
whether the area has been physically inspected, or the response is based on the report alone
whether there's a specific drainage design or specification for that part of the plot
whether it would help to monitor the area after the next spell of rain and report back
Keep a written record of what's said and when. If the same issue keeps happening, that record becomes genuinely useful, whether it's for a follow-up conversation, a warranty query, or simply your own peace of mind. Being told something is normal doesn't automatically mean the matter is closed, but it also doesn't automatically mean you're right either — persistent, well-documented patterns are what actually move these conversations forward either way.
